Dealing With A Flood? 2 Special Tools Restoration Experts Can Use To Target Trouble

Dealing with the aftermath of a flood can be massively overwhelming. In addition to removing standing water and trying to dry out your belongings, you might also be worried about preventing future floods and controlling mold growth. Fortunately, restoration experts can use these two tools to target trouble, so that you can keep your home safe and dry:

1: Moisture Meters

After you have successfully removed all of the puddles and taken your carpets outside, you might feel like your home is on the mend. Unfortunately, water might be hiding inside of saturated drywall or insulation, where it can spur mold growth—even if those walls seem completely dry. However, flood restoration professionals can use these highly sensitive moisture meters to spot underlying problems:

  • Pin Meters: Because water is a great electrical conductor, experts can use meters fitted with a metal probe to detect water. By simply inserting these probes into drywall, underneath carpet, or through insulation, they can determine how much water has saturated the area.  
  • Electromagnetic Meters: Experts can't insert probes into every building material. Unfortunately, concrete slabs and solid wood subflooring can still sustain water damage. However, professionals can use electromagnetic meters to detect moisture—even without a probe. These meters send out electromagnetic waves that are disrupted by the presence of water. By analyzing the returned signal, the electromagnetic meter can estimate moisture content.

After flood restoration experts understand the amount of moisture present in an area, they can use that information to determine the likelihood of mold growth and underlying structural damage. For example, surface molds can develop when the wood moisture content is above 20%, and structural damage, like wood rot, is common when moisture levels rise above 28%. If your wall's moisture readings fall close to those numbers, experts might decide to remove drywall and resolve internal deficiencies.

2: Infrared Cameras

Although moisture meters can act as valuable tools for restoration professionals, they can take a long time to use. In order to establish a plan of attack, experts using moisture meters might have to take readings from several different locations inside of a single room.

However, infrared cameras work by reading the heat transmitted by objects and converting it into a visual representation—allowing professionals to scan entire areas for water in a fraction of the time. Because wet areas are cooler, thermal readings can make detecting water a snap. Here are a few other reasons professionals might choose to use infrared cameras:

  • Safety: As professionals check for damage with moisture meters, they might find themselves up-close-and-personal with danger. In addition to encountering live electrical wires or rodents, experts might also come face to face with harmful mold. However, because infrared cameras don't require the user to touch affected areas, they can keep professionals out of harm's way.
  • Difficult-to-Reach Spaces: If your home's flood was caused by a roof leak, it might not be easy for experts to thoroughly inspect the area. However, because infrared cameras can be used from a distance, experts can scan difficult-to-reach spots like ceilings, upper windows, and chimneys.
  • Water Sources: Infrared cameras can also be used to detect water pathways. If you have a broken pipe dripping inside of your wall or a cracked foundation, experts can spot the problem and address it quickly.

To top it off, infrared camera systems even have recording capabilities, which means experts can document your home's condition. You might be able to use your footage to work with your insurance company or to prove to future buyers that the condition was resolved.
